New construction for-sale prices in the Triangle are such that I'm not sure how many properties would meet that criteria.It used to be that builders would discount the first tranches of units to get some sales momentum, and then steadily raise prices on later releases.

It's more important to get some momentum going and then form your LLC (or other entity) later on.It's not necessary to buy education courses, but if you want to go that route (I often do), then I'd recommend Chris Prefontaine for buying on terms.
