If you are an accredited investor, you could invest alongside experts that know the market/submarkets of major MSAs they are targeting, can uncover and add value to the right properties to gain cash flow and force appreciation.  

How are you going to deal with a contractor call when you are at work needing a decision on how to handle a problem they uncovered. 

I already uncovered one fake landlord and one fake manager from the two reports I ran with you, one fake per report. 

Many a time we uncover $5-10k in unexpected expenses.

Jason, I would have to say that is one hell of a coincidence, but more likely, your investigations uncovering the details and the threat of getting the agent in trouble IS why you got an instant call back!

The book does a good job of explaining the basics, like the renovation/rehab costs being packaged into the mortgage, but there are a few critical parts that are left out of the book that we uncovered through research.

I would imagine that a home inspection and appraisal would  uncover the fallacy.

Seek out a personal financial advisor, not a bank, and let them advise and put you in contact with professionals in saving, investing etc.They are out there specialising in all aspects of life financials.

Analyze deals every day - This is good for a couple of reasons, it gets you practicing, creates a habit/routine, and may uncover an actual deal that will work.
