I would go a little bit step further and say if you are a beginner, work really hard on your first deal with sincerity, maintain good relationship with your contractors, pay attention to every single little thing on your rehab and keep your investor updated with good and/or bad news.

I would consider that a good tenant.Maybe a sincere chat with him will get him to pay on the first.

However, since real estate is mostly a highly leveraged asset i do not think it will increase at the rate of inflation, i.e you will see weakening demand for loans when rates are at 20%.
