By the time your good deal on the MLS is an hour old you're too late,it's almost gone.3000 investors are looking at the same thing and will drive the price to unprofitable amounts.You get good deals off market by beating the competition to it.Go down to the courthouse and find out who is dead,getting divorced,facing a prison sentence,etc.Also try to get chummy with the accounts managers at the banks.They can feed you info like who missed their second mortgage payment in a row and send you to meet them before they put it on the market or get closed forclosed on.Hint..that ain't free if you know what I mean.
