@Oleg Enik so I haven’t nailed one down yet, I’m going after a small multi family that I can use a conventional mortgage to tie down putting down 20 to 25%.

I've been doing a ton of property hunting and crunching numbers to find some deals and I would like to start wholesaling until I can have cash to buy and flip...but I'm scared to nail down offers to owners or realtors without any connections to buyers.

Mid term goal: nail down systems and procedures on the first and learn everything I can, refi and repeat after about a year from purchase.

Just get some boards (As thin as you can), sand that unevenness down as best as possible, glue and nail it on and paint it white.
