@Austin Tam...you are practically my mirror image :)..... my wife and I both have good paying jobs, no debt except the mortgages on our rentals....our house is paid off etc.....I understand the warm feeling of the "set it and forget it tenant", but if you are well under market rent, then you are making a mistake in not increasing the rent some amount- the current market rent in your area should be the big factor- I understand the concern with losing a "good tenant" and fear that the next may not be so easy.

That's plenty of room for a tub/toilet combo on one side and vanity/sink/mirror on the other.If the house has been gutted, you are not under the constraints of where the door, plumbing or electrical has to go.

Sometimes if the listing agent just won't warm up and talk about the preferences of the seller (or just doesn't know/care) I think the multiple offer strategy makes sense to increase your chances of getting an offer in front the the seller that mirrors the broad format of what they are looking for.
