Making 2 Offers On The Same Property

I have heard @Brandon Turner suggest making multiple offers at once on the same property. I am looking for more specific advice on how exactly that would look. If any one has done this and could provide an example that would be awesome!

Simply give the seller 2 or 3 offers at once, so they have options to choose from. 

Example..... assume the ARV is $100,000 and needs $20,000 rehab, and would rent for $1,000 per month.

1. All cash offer for $45,000

2. $55,000 offer, zero down, $500 per month to seller on a 12 month note, buyer will rehab and flip the property. ( buyer needs their own rehab $ )

3. Offer $1,000 to get option to purchase for $65,000. Market your option and sell it. Your profit is the spread.

There's many other offers that you can make too.

The point is to make the seller feel like they don't have a take it or leave it offer.
