Awesome job with getting a cash flowing property!

I have been an investor for over a decade and helping other investors (many OOS) buy and sell investment properties here in the Dallas/Ft.

Opportunity to purchase a property and live rent free while doing it.

Would you suggest subdividing the property, building a single house, or building multiple cottages/ tiny homes?

Do you have property managers and contractors who your clients have been using for over a year successfully?

My family worked with an agent to look for properties in the selected area that my father had known is going to become a prime location in the next 5 years.

After making the improvements to the property, it generates $995 per month in cash flow.

I’ve chosen a property I want to buy which is like kind, and atty refusing to assist citing its “not enough time for the exchange company”.

NJ is a pretty big state I'd argue that instead of going to Cleveland you can try out low cost markets closer to home for a similar client base, similar price point and if worse comes to worse you can go fix the property or at least put eyes on it.

For me, it'll be more about the property/deal and its potential.
