Hi Sean,I agree with modern handles and I would do stone countertop - keeping the colour of the stone light...granite is super durable.

I would really be curious of the failure rate of investing out of state or out of area especially fully leveraged.Also if you are in a good location leasing will be very easy giving you a better durability of income than a low income rental.Any NYC investors want to chime in?

It's not just a liauthority mited POA, it should be a Durable Specific POA, stating the authority to purchase a specific property described by the legal description.

SInce many retailers are slashing prices, there are some good deals out there, especially in durable goods.I respect your opinion and agree that would buy a lot of beer, IMO, much of that doesn't mesh.
