Help with colors/updating kitchen

Above is a picture of a kitchen I feel is slightly outdated. I honestly didn't want to remove and replace the cabinets as I thought they were still nice. I was thinking of replacing the countertops with something more modern, and replacing the handles on the cabinets with something more modern. Also replacing outlet covers to white and the curtain to a modern curtain. What do you guys think? Any suggestions on a new countertop color? Or is it fine the way it is? This would be a buy and hold, not a flip.

You should do the roi on granite. E.g. 5% - 7% bump on rent, rents 10 days more per year, replacement every 15 yrs. You don't need much granite and could probably use remnant pieces with your layout. If you're going to hold the property for a long time ...

In Atlanta, it's a requirement in many areas. In the lower end areas, it's a great way to have the property stand out, rent faster, etc.

Good luck!

Rick
