I had only used my smoker a handful of times but the competition sounded fun.

Last year when I advertised for my rental I stated "No smokers, no pets".Applicant stated on his applicantion that he does NOT smoke.

It is very much like tar from cigarettes.

I walked in and saw the ashtray in the window with a cigarette unlit in it and said you signed an agreement you wouldn’t smoke within 15 feet of my house.

Lots of people enjoy condo living due to the convenience of managing a smaller living space, but being situated in a downtown core.5.) the strata rules can help you - if you don't want smokers, pet owners, short term rentals, hoarders, etc in your rental unit then it might be nice to have these rules in the strata bylaws so that you can refer the tenants to them or blame the reason why on the strata. 

You can write into your policies that you have a certain standard for cleanliness, no smokers, etc.  

My questions are. 1 what is reasonable to charge for damage from cigarette smoke, and do I have to take her word that she has done the cleaning of it appropriately or not.
