Property with history of smoker
3 January 2025 | 1 reply
Hello,My wife and I recently found a property that fits all of the things we are looking for, perfect location, price, rooms, etc. except for one problem: The previous owner was a smoker :( Does anyone have experience buying/renting out/living in a home previously owned by smokers?

While I use it primarily for noise concerns (it alerts me for sustained +80 decibels), it's also handy for cigarette smoke and tracking temperatures (in addition to our Ecobee thermostat)- sensors on all exterior doors and possibly windows (which you might have via smart locks for the doors)- exterior camsA recent guest for reasons only known to them set the thermostat to cool and 60F in the winter (where it's currently a balmy 11F).

I like it and the numbers look decent.Pro Forma is 7.21% and CoC ROI is 10.04%.However one of the tenants is late for rent ($1,000 in late fees this year), a smoker and their unit is hard to even be in.

This can happen in the higher dollar markets.. but if you get stuck with one in the low dollar markets you dont have the option of demo and rebuild your stuck with what you bought and trying to put it back together. But we have all bought hoarder houses , Animal houses, extreme smoker houses, crack houses, Whore houses you name it.

Handling Delayed Move-In Complaints

For instance, if the neighboring unit has a shut-in chain-smoker, or the house has railroad tracks behind it, it is definitely better to let a lead know and lose them than to not disclose, upset them and lose them (after they leave a nasty review).I'd agree with Jonathan that even late complaints need to be taken seriously, and barring some obvious malfeasance, I would just take the word of the resident and fix the issue.

Hmmn.. maybe you should actually advise your pre-Covid operator friends to stop churning out Covid syndicators from their boot camps like it’s a pack of cigarettes.
