Came across a church property for sale today that could potentially be a good deal.  

There have been a few duplexes available just south of I-30, between Spur 580 and I-30 in the triangle behind Churches Chicken, Sonic, etc., but the area declines slightly when you go south of I-30.Good Luck on your wealth building!

I know what you mean about having an "E" mindset...You are a skilled electrician, so in your retired life, maybe volunteer that skill at church, overseas, or Habitat for Humanity?

My wife and I are also part of a church planting team in a distressed area of town called Parramore.

We are currently meeting at Vaughn Forest Church the 3rd Tuesday of each month.

In Haiti I assisted entrepreneurs in church congregations to plan bible-based, sustainable (profitable) small business plans; found Kingdom investors who made affordable loans to fund the businesses; and came alongside the entrepreneurs to counsel and encourage them to effectively implement their business plans. 

The income approach is more common in larger and commercial MF appraisals, but I have seen appraisals use the income approach to further support the appraised value *especially* when the market is so transitional as to offer few comps (gutted, rehabbed 1940 duplex across from shanty around corner from 6 new townhouses across street from well-maintained but not really updated brick duplex...next door to church, and so on).

I had a lender suggest I do this for a property in Church Hill and I went and found another lender.

We still made it to church on Easter but we did spend three weekends preparing it for the new tenants.I hope and pray that all the effort is worth it as i pay down the mortgage.
