A duplex with window units.

I'm looking at buying and holding a duplex, it should cashflow as it is so my instinct is to leave it alone apart from some flooring work that needs to be done. But there is no Central Heat or A/C, only old window units.

Does the Window Units vs. Central A/C factor concern you at all in Houston? Can it effect the appraisal value of a property?

Depends on where the property is located. In the Heights many of the rental properties don't have central AC and thus rents are not impacted. If you go somewhere else say Channelview where I own my SFR not having central AC would lower your rent ceiling considerably.
