I'm using a property manager (Gate City) and they've been great to work with from my experience. 

But it seems like your approach is killing you coming out of the gate, to the point where you are having trouble getting a contract, right?

The other ones in the complex have sold for about 15k recently, but thats ok just looking for the equity and ownership.Its a really nice secure location and gated in a good area.

I had a double lock on the gated entrance, and of course they only rekeyed one, and the other was left with the original lock and no key for it so its useless unless I have a locksmith come out and change it.

I don't know how I'm disadvantaged if I go s-corp straight out the gate vs. s-corp at $50K. but that's a post for another day.Thank you all for chiming in.

The difference is that if it's not priced right out of the gate, the holding time could be much longer.
