I personally think this current labor shortage is short-lived and that the market is going to be flooded with contract labor as jobs are displaced with automation over the next decade.

This form is more automated less work, more streamlined, and you use one stream of money to accomplish several goals, and most importantly.. it is an evergreen goal.

I would challenge you however on the indication that companies using software to do everything will take worse care of the property since they often have more time to manage the property itself when they automate the menial tasks that are quite time consuming.
