I have been down the road of someone filing a lien on my property like you describe and it did not end up well for that person... someone did that to me.. their would be hell to pay.you have remedies in the breach of contract but this BS of liening someone's property just to keep someone from going around you when most of the time the wholesaler get into these deals using all sorts of half truths and other smoke and mirrors I think its a stain on the industry frankly.

I would replace carpets with laminate if they are older and warn or stained, paint where necessary and replace counter tops if damaged.

Added- black stove and vent hood, stainless sink, laminate counter tops (took a big risk with counter tops because I did not want to go with standard plain rental beige counters). and stained the cabinets.

If the property has history of water getting into the house you will see water stains along base of walls, windows, or other vulnerable points.
