I'm just happy - the most ungrateful tenants in history ended their reign of terror.

I've been slaving for weeks to turn the place over..... making all the necessary repairs before new hopeful tenants move in....

The peeved landlord is scrutinizing this checklist to make sure they haven't left any remnants of a horrible experience.... 

and that's when the tenants text me....

Despite leaving weeks ago.... after signing off on a clear checklist.....

How do I tell them I'll be keeping some of the deposit?

In turning over the home..... house is quiet.....carpets cleaned, ......but the "picture holes" were just a little too big for the touch up. About an inch wide..... requiring mudding and paint over.....

As mentioned, they signed a clear checklist but in going back to do the repairs, we did have to get a contractor to repair this..... and the landlord wasn't letting this pass these tenants......

What have you communicated for your past vacated tenants?

If they were provided a list that said they didn't leave any damage, I don't see how you will rationalize keeping the deposit, unless you are claiming undiscovered damage. I don't see how picture holes would be undiscovered unless there were pictures hiding them.
