Rant: why do water leaks happen on weekends and holidays!?

it's Saturday night, 11pm. My tenant's water heater decides to implode, leaking water everywhere. And of course... I doubt I'll get a plumber anytime soon!

    Tell them to turn the water off at the main, get out their mop and then you go back to bed. Problem solved... until tomorrow morning after a cup of coffee.
