Claiming ignorance of the law is no defense...I believe state laws can be MORE restrictive, but cannot be less restrictive than federal laws, so the state can add gender identity, even though federal doesn't spell that out.

And of course, it spells out the price we will pay for the land.Much like buying a home, there are contingencies that must be acceptable to the buyer before you close.

Otherwise, get a huge non-refundable down payment, have the customizations spelled out in contract, and sell her the finished product at an inflated price. 

The operating agreement will help in whatever you and your partners decide and needs to be spelled out fully before any $$ transacts.

Had a feeling it was a scam because:- spelling and grammar was a little off. - bank account name I had never heard of. - they were asking for the money ‘asap’ even though closing isn’t for 4 more days.

The contract should keep EMD to a minimum and spell out what happens to the EMD in the event of a default by either party.
