Also my credit score are 820 across the board.  

Most S8 tenants have credit scores under 580, so that's not really going to help.Maybe if you checked 36th District Court records for any landlord-tenant issues...If the seller (or their PMC) actually did a Verification of Rent (VOR) with the tenant's last 2 landlords, you might find out they left a lot of damages when they moved. 

It's incredible how truly just 1 block over, a house is $50k and then the next street is filled with $85k properties.

I would never sell a house subject to and put my credit score in the hands of someone else. 

For this type of asset you're looking at the NOI, and calculating that is incredibly important. 

Loan amount, fico score, experience and occupancy play a factor. 

. :-)There is such a low bar to entry into the field, and frankly it is an incredibly complex job (once again, to do it right) Heck, I even had a license (in Cali) back in the day.
