I have also had the opportunity, or LUCK so to speak  to have purchased property at auction and renovate and rent to awesome renters who afforded me a residual income while building equity in the property ~ Additionally the same renters offered to buy the property when I decided to sell it, therefore again, my luck, generating a nice $30K profit.

So if there was a $100K in the X transaction  you could sell B for exactly what you paid for it and there would still be a $100K residual gain from the first 1031.

I was - and to be honest, still am to a degree- skeptical about the residual results of mail campaigns (hitting the list over, and over, etc) but I'm going to give it a go for another 6 months. 

This would help you arrive at a market price for the business and the real estate.If it is a lease then what I would think is fair is some of the commission upfront and then the commercial agent gets residuals that eventually equal the 15,000 total.

It was all technical and short term.Trading was my full time job as I had built a good residual income from two businesses.I made money, but not when you factored the amount of time I invested.

@Grant Rothenburger I'd like to own properties to have my residual income coming in cash flowing Realestat seems to be the best way to collect on somthing you don't have to work on every day I run a car dealership now and don't know how long I'll be doing it if I don't buy and sell I don't get paid I wanna change that
