Most people just walked away from their homes because they could not afford the payments and because they had a very bad taste in their mouth about land lease communities.One of our clients bought it for $12,000,000.00, lowered the lot rents to $375 throughout and is now filling it up again.

Adding a second meter is not cheap but you will be much happier in the end.If you can't / won't add a second meter, contact the electric company and ask them if they can provide you an average use per unit that you can use as a baseline.

I read Steve Cook's article on judicial foreclosures: foreclosure-update-happier-days-on-the-way-for-judicial-states/ and in that article he indicates how long the foreclosure process is in judicial states and the impact it has on investors by reducing the number of houses available.All of this brings me to my question, which has two parts:1) is there a viable way to obtain a list of homes in the pre-foreclosure/foreclosure process in judicial states where no public notice of impending foreclosure is required?

The tenant will be much happier if you drop the money for a new one and you won't be worrying about it going out again.I would definitely call some appliance repair folks and see if anybody will go diagnose it for free though.
