I sincerely hope it works out for those investors, but I have two concerns.If you have followed the topic over the last 10 years you have noticed that we are facing an increasing anti-landlord sentiment calling for more legislation.

I will put on anti-slippery tape for them.

I agree with @David S. 100% and would not only love to see BP lobby nationally but I would also challenge each and everyone who reads this to lobby his or her own local government to create and improve landlord-friendly laws (and strike down/cut back anti-landlord laws).

@Diane GAnd I thought New Jersey was bad, with their Anti-Eviction laws that favor the tenants.

I'm not as anti-carpet as some people here seem to be but I prefer to put vinyl if possible.

The only mention of occupancy that I could find was an archived memo from 10 years ago, with a nebulous statement about how "generally, three non-relatives is okay," or something along those lines.I'm currently living in a 3BR SFH with three other people; my landlord says there is zero guidance and occupancy is not something that is ever enforced, even during her previous appearances in eviction court.This is mind-blowing to me, as a refugee from another college town with absurd anti-landlord & anti-AirBnB rules (cough, cough Auburn, AL).

What is your hedge against the anti AirBnB sentiment/laws?

As long as you’re using al-cu rated marettes, and an anti- oxidizing compound for good measure, there’s no reason to do anything more.  

From my experience, if a property has no comps it is anti-investor.
