I would start with them.I am not based in LA, so I don't know your exact laws, but I think I can still provide some initial direction for you to find answers, and maybe offer an idea to research.

Are they going to start paying down that credit card debt, turn over a new leaf, and avoid bankruptcy for the next decade? 

I still think if I would have worked it out with them rather than jumping straight to court, I would have taken a smaller loss.

If you haven’t already, start saving for major capital expenditures.

As you can see, the median rent MoM has jumped from $1388 to $1,500 and after a conversation with our leasing team, they have been the busiest they have been in a few weeks, leasing multiple properties with increased rates and in little time on the market for rent.
