I wanted to start tracking my daily hours in the business and wanted to understand HOW I need to do this so it gets approved come tax time. 

The specifics usually depend on agreements with the tribal government.

I just listed my last property for sale, a fourplex in Pocatello, because now I focus more on commercial RE and syndications to be a true passive investor and not deal with tenants and repairs.

And that covers STR use of the house, not just a general homeowner's policy.

Just curious what people have ran across to build these days?

Lots of people move as soon as the kids are out of the house.

Just remember that wholesaling is much tougher than all the gurus make it seem to be, but not impossible at all if you create the right systems and understand, when you are new, that you are solving problems, not throwing cash.

The houses are just a commodity. 

Just because a buyer doesn't fit the bank criteria, does not mean that they are a poor borrower.
