My suggestions:1) First never rent to friends or family unless you want to make a donation and are comfortable with that.2) His raise is not your concern just as if he lost a job wouldn't be.

You don't ask for them to "kick in" a fee as they would a PM.But, if you are tax exempt, you can take donations, that can be valuable to an investor writing off lower than market rents instead of dealing with higher vacancies.

I would contact the local fire department first and ask if they would do it and in return make a donation to the department, also you could write off the donation at tax time.
