Helping Charities Buy and Manage Real Estate

Does anyone have any experience helping charities get into the Real Estate business? For instance, if a charity gets a $1 Million donation, but their budget would only need about $100,000/year, could they buy a rental property and use the proceeds to fund their charity? Or if they are gifted real estate, do they ever choose to manage it, or do they have to liquidate the asset right away?

I'm new to the idea and have no idea if it could even work.
