In that case you could live in one (assuming you qualify of course) using owner occupied financing on that particular property and investment financing on the other three. 

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

Now if you looked over the course of three months and see consistent deposits, that might make me feel better. 

(And of course, I don't rent just to nurses, as discriminating on the basis of income source would be illegal and not cool.

Of course there have been plenty of deals that were successful without that requirement, but more and more I think it is really important to know the asset, know the area, know that deal.   

My question is do I have any legal course of action against the property management company and would it be worth my time and money to go after them for "lack of them doing their job"?
