@Dennis SotoI would say being an agent means a commitment to disclosure which to me isn’t a bad thing...Will you have to be sharp with your business to clearly articulate absolutely but I believe that’s what being a professional is about.I also believe being an agent allows you to offer more solutions allowing you more ways to get paid... if you only wholesale you can only wholesale.I am with EXP Realty we do not wholesale but we do have a platform.

The pull chain switches do get damaged occasionally, however I always make it a point at move in inspections to instruct Tenants on proper and careful usage (don't jerk the chain, gently pull it in a direction straight out from the opening, not down at a sharp angle, potentially breaking certain styles of light shades), AND that they will be responsible for repair.

I find that many of these "meta score" tools internally factor in things like benchmark exams, so you may accidentally complicate the process for yourself for little gain.Listen to Occam, he's pretty sharp.

But you should definitely find sharp pricing with a Smaller credit Union or something along the lines.  

It's worth the extra $150 for a sharp local real estate attorney to do it for you to ensure everything is done right up front - IMHO.
