The best deals won't be so obvious that a computer algorithm can identify them:A computer cannot identify off-market deals.  

Investors are starting to rightly question the underwriting standards of this emerging business, and we're determining that the algorithms aren't working the way we thought.  

Ours is along the same lines as Tommy R's, where we've been able to show them multiple ways how accepting our offer would save them on holding costs, repair costs, in every way it makes sense, and yet because of some strict algorithm the offer falls on deaf ears and they take it back REO.

Our group will be working on our "checklist" of our minimum requirements in the coming weeks so we have a defined algorithm to evaluate deals. 

(not talking about pre-forclosure properties) Also KNOW your market, if you can immediately tell the arv in that subdivision does not make sense for your purchase price KEEP LOOKING theres deals everywhere and you can find one that will make sense in your profit algorithm 

Do not make the minimum monthly payments because there is a computer algorithm that is used by the credit bureaus that monitors this so even paying a dollar above the minimum monthly payment helps your credit better than just paying the minimum.  

We will acknowledge the level of “confidence” our algorithm has in expected rents as part of the search results.More comps, like a standard 2bd/1 ba unit in an urban area mean more certainty, but certainty is a double edged sword - it means that it will be harder to find a great deal.I hope this helps!

I’m wondering if folks think emojis and all caps in listings will actually be punished in the ranking algorithm - because if not then I’m confident these techniques actively help listings in my area and are worth doing…
