In fact everyone to think about donating a piece of property to your church(or other non-profit cause you believe in) immediately before the sale, the church then sells to your buyer, no taxes to you, church gets all the gain, and while we didn't do it this way, I suppose you could have a mortgage to get paid back your cost.

Once I have the deal lined up we deed the property to our church, the church assigns me to close the deal, and the church gets all the money.
