Last year I barely made any money after all expenses were paid.

Althought rents are high, there is a concern that rent increases are not going to keep pace with the increasing expenses that landlords are facing.

Occasionally, if the deal isn't as good lenders will require you to fund the rehab out of pocket.The problem you'll likely face is getting renters in the storefronts.

I acknowledge the difficulties I will face with this venture and who knows how successful I will be.

But, baring some Disney type of big attraction coming to the area, I think it’s safe to say 2019 visitor counts, plus say maybe an additional 20% due to awareness of the area post COVID, is all we can expect.  

We had to wash the walls, then prime and paint them, as well as washing and painting the cabinet faces in the kitchen (building is in a C neighborhood).
