hey all,happened upon a very low-cost property that the owners have free and clear. they've been living in one side w their mother in the other unit for twenty some odd years now and are moving to a new house. they tried listing it for 40k originally, not even a single walk through. 30k, nearly the same thing. finally got someone interested in it for 28 but then pulled the deal (the listing agent did) because the buyer seemed shady. back on market now and i've been using the listing agent to look at duplex opportunities the last few weeks so he pitched it to me.checked it out, needs minimal repair (considering the price point it's at) and can pull 550-700 depending on what updates i choose to perform.the best part of it all is that she may be willing to do owner financing as there is currently only one offer on the table and it's 8k less than what she's wanting. all that to say: what are typical terms here?

We then become their "lender" for a few years while they continue to improve their credit and financial picture.That said, here is what I find when I take back the home ( read: evict and/or they move out before the lease is up): new 50-60 inch flat screen TV boxes in the garage, DirecTV set tops in all bedrooms ( that they do not live up to the original agreement with DirecTV and return the rented boxes), all of our original lightbulbs replaced with odd, irregular, different color bulbs in most of the lamp sockets ( a 5 socket light fixture that we installed with the correct bulbs will have 3 bulbs at most- none matching - why?!!)

If your group or team is always at odds with each other it's almost impossible to make things work, anybody who has been at a great command and then goes to a bad one and vice versa knows what i mean by this !!

To specifically answer your questions, I don't think it is worth going to a brokerage to get your license and don't worry about your resume because it seems odd having to apply or submit a resume to a brokerage, unless like I previously mentioned it is a different type of salaried position.
