Jefferson County is the only Colorado municipality I know that has some requirements but also gives discretion to approve a short-term rental permit over to a county board.To your specific question, yes, the 1-acre requirement is likely a barrier for you and your neighbors.The frustrating thing for a lot of Airbnb owners in JeffCo is that if you try to play by the rules, you could get shut down.

Usually that intended party is 10 investors removed from the investor who currently has their hands on the agreement with 10 investors playing their hand at attorney and making tweaks they believe are necessary for their personal business.

OR you'd have to do 2 separate transactions and incur 2 sets of closing costs/ transactional costs. i dont think its a bad play, a lot of people leverage one to help them expand to the next. another challenge you will have, though, is pulling something small like $50k out. most lenders rn have a $100k min. you might be able to find less but then fees/ points will be a little excessive.
