For context I live in Boston and own 31 units in the greater Cleveland area (I'll be there this weekend if anyone is around).

You will also need to consider rental costs for any heavy equipment and transportation of hauling to and from site.

BP does do a conference once a year or so, but it is way more expensive than the $65 you have for the local class, plus with BP's conference you will likely have transportation/hotel, etc. expenses. 

I am looking to invest in the Boston and Providence greater metro areas and welcome any suggestions or comments.
