furthermore--are there any structural or foundation issues with the property.... we don't even know what year it was built but if it was pre 1930 it will have some structural problems and if it's a soft story it will require $40-60k in retrofitting costsA roof alone can be 20k in cap expWhere in LA is this building is it under LA RSO or rent control?
