Hoping to do a deal in Los Angeles / San Fernando Valley

Hi All,

I have some experience investing in the stock market as well as my business which I've been running since I was in college (about 10 years).

I'm a home owner in Studio City and am interested in getting involved with either a flip or a multi-family rental property in Los Angeles. 

I want a place that I can drive to; ideally in the San Fernando Valley, where I like and work. I've been nervous to get into real estate right now given how high prices seem to be in LA. Cap rates for rentals seem too low at current home values as well.

Very curious to hear what anyone else has to say!
