The thing that got me thinking was that pricing for the rentals doesn't seem to be impacted by the inclusion of the washer/dryer and in my own experience, a number of applicants don't seem to care if they are provided, just that they have the capability.

@Justin Kane has the right idea, I would stay out of NYC for investment.Our state government is about to fire a missile right into whatever is left of landlord rights in the city: https://www.nytimes.com/2019/04/17/nyregion/ny-rent-laws-regulation.htmlMost of those bills, if passed, will make NYC and more punishing investment environment than it already is.

Once you have the land you can find a General Contractor that specializes in ground up single family in your area and get an all inclusive price from them - alternatively you can hire an architect and engineers to develop drawings then bid it out to GCs.
