Hello BP Community!  So I've been thinking about ways to increase the overall income from a few duplexes that I own in NE Ohio and wanted to see if anyone else had ever tried this, after searching the forums I didn't see much on topic, but if anyone has experience, I'd love to hear how it turned out (the good, the bad & the ugly so to speak)...

I've noticed over the past two years that there are only two approaches to washer's and dryers, either provide them as part of the rent or only hookups are included.  The thing that got me thinking was that pricing for the rentals doesn't seem to be impacted by the inclusion of the washer/dryer and in my own experience, a number of applicants don't seem to care if they are provided, just that they have the capability. 

Has anyone ever rented out or contracted to rent out the washers & dryers to perspective tenants rather than just providing them?  I was thinking this might be a way to reduce my maintenance exposure or recoup costs by creating a 2nd revenue stream with future tenants since none of the properties are large enough to justify coin operated machines.
