Interested in investing Out-of-State in Phoenix, AZ

Hey all! First BP forum post here! I'm an aspiring investor based in Orange County, CA looking to invest in out-of-state markets. My fiance's parents live in Scottsdale, AZ and we travel out there regularly so the market makes sense for us. We can't breach the barrier to entry in CA and I'm not sure I'd want to anyway with residential rents being so backwards. I'm still in the researching phase but I'm going to get my first property under contract in 2019. I'm cash flow oriented & primarily looking for a property to cut my teeth on for my first deal. I'm interested in fixer-uppers, C-class assets in a B-class area because I'd like to operate using the BRRRR strategy. Looking for insight and/or networking opportunities for the greater Phoenix market (PM's, Wholesalers, Agents, or just other investors looking to connect!) and to discuss the market in general, I couldn't find any "state of the market" forums posts for Phoenix.  Thank you all so much! @Pamela Sandberg Would love to discuss further, maybe based on my strategy and criteria you'd be able to point me in the right direction on parts of town to look into further. Do you work with other investors in the area? I'm looking to make some connections with solid PM's in the Phoenix area as well if you have any recommendations there.
