No, but just verify it's legal before getting into it.

How can we verify their legitimacy?

Check with your lender prior to closing to verify it is ok to put the property into an LLC.

Go through any contracts or agreements you signed with the realtor or title company to see if there are any clauses related to their responsibility for verifying the property's status.I don't know how liable the agent or title company could be if there was not a signed document stating the vacancy.

Also be careful with the verified funding providers they refer to.  

The income aspect is a little different though, because you will not be able to verify, or they may not show income on their application if they don't have any. 

Use an app to upload pictures, work is verified by lender and money wired out same day. 

Your tax preparer should not accept your word for it, they should ask you questions to verify.
