If you are really new at real estate, residential (single family up to 4 units are considered residential) would be your best bet.It depends what cash reserve you have: if you have some money aside for real estate, buy and hold some nice basic "bread and butter" properties would be a great way to start your portfolio, since you can buy at highly discounted prices nowadays. If you don't have much funds, I would suggest flip/wholesale a few deals until you build your cash reserve, then use a mixture of buy and hold and wholesale/flip.

@Jack YoungYou first need to find bank mortgage agents and a local mortgage broker - you will need both as some of the banks do not provide brokers with the same access their in-house agents have - who truly understand investment properties ... or who are new and willing to learn ... and, consequently, see the benefit of building a long-term relationship with an investor. My experience has been word of mouth is usually the way you find these folks ... most bank mortgage specialists and residential mortgage brokers bread and butter are financing pretty houses for Dick & Jane.
