In a web search I'll find ads promoting passing percentages and money back offers if you dont pass the exam but not sure what to believe. 

Promoting it as multifamily housing and with a cap rate is the best idea to get it in front of the right buyer who can come up with the difference and cash to close.

That being said, the number of people "walking the line" of self promotion with their posts seems to have increased.

If you're a realtor, please share what you're looking for that you don't yet have or any other ideas on what I could do rather than just sharing posts and promoting houses they have for sale. 

The city website states the RT4 district is to promote, preserve and protect neighborhoods intended primarily for 2-family dwellings while also permitting a mixture of single-family dwellings and small multi-family dwellings of 3 or 4 unit.

“Fear of travel” is most certainly NOT a covered peril.However, guests CAN purchase trip interruption insurance and in fact are promoted to do so by Airbnb and VRBO.
