Governor Gavin Newsom has signed AB 2801, a law requiring landlords to provide photo documentation when making security deposit deductions.

Only my opinions of course, but I would find a locale where they are not unfriendly to landlords and find the best deal you can that makes you the most $$ with the least stress.

Go to the RPA Bootcamp, the Milwaukee landlord training, join the Brew City FB group...As far as your job: focus on income and savings.

That said, 10k is still well beyond my responsibility.What would you do landlords?

You'll be able to learn what to look for in a great deal & how to be a great landlord.

That being said, I read some (old) reviews that said payments had been hung up (withdrawn from the tenant but not deposited into the landlords bank account longer than 10 days) and customer support was ZERO and their 'ticket' program kept automatically closing out the ticket request without resolution.

Any suggestions or ideas to convince the landlords for arbitration proposal?
