I’m sorry if this is harsh but I see flippers in my market all the time that leave tens of thousands of dollars on in the deals because of simple mistakes.

I posted my response and then realized it may come off a little harsh.

I was actually thinking a less harsh version of the same thing (well, maybe just as harsh since I'm a Jersey guy too).

I’d figure out who the local chemical suppliers are and give them a call.

No history of damage in previous rentals, while I've had a late payment here or there I've always paid including the harsh late fees.

Maybe I was a little too harsh haha but I see condos like that quite a lot in New York. 

There are sprays that not only remove mold, but leave a prevention chemical on the surface.

Photos should be taken at sunrise or sunset to get the best light, or on an overcast day so there is not harsh light flooding the windows.

All seemed ok since he seemed to not understand anything. 2 weeks after closing I finally got him out and was cleaning his apartment and found many bedbug treatment chemicals, I asked him about them and he said "about a month ago I had a problem in my unit and another, but I treated them."
