I've had neighbors call me with video of the owner taking a sledgehammer to their property prior to my foreclosure but unless/until that owner's actions pose harm to the neighbors or others, no one is going to or can do anything about it.

And it's 14 days if "the breach of the lease involves behavior by a tenant or a person who is on the property with the tenant's consent, which demonstrates a clear and imminent danger of the tenant or person doing serious harm to themselves, other tenants, the landlord, the landlord's property or representatives, or any other person on the property.."

If you tie up a property that is listed on the MLS, then you may cause that seller financial harm by tying the property up for a length of time and not following through on the transaction.

Just because the mold is not black, does not mean it is not toxic or harmful.

my father has been  a landlord for 20 years in detroit so i get to hear all about them since ive been around1 self employed people they  always fail to pay on time and leave dirt everywhere to be cleaned 2 those who turn into a life of crime and decide the unit is either a great place to distribute narcotics meth and other dangerous substances or worse they decide its a perfect place to produce drugs having the fbi lock down the unit and investigate my father this has happened 5 times now3 have had two units completely scrapped and i mean interiors gutted, copper pipes ripped heaters boilers even the shower and toilets stolen, these skin heads even tore threw the walls to steal all the electrical and hvac, needless to say they costed tens of thousands 4 one tenant decided it was a cool idea to pay for one month, then strip the entire location. once the tenant was evicted the house was burned to the ground. no charges were ever given .5 worst of all is when people die. once a drunk driver in a pickup truck drove right into the living room and killed not only himself but the tenants watching tv in the room, weve also had about 3 that i remember who we found laying dead from alcohol poisoning, the last one we payed to be sent and burried near his family  also we once had a witch doctor, this old lady disappeared after renting for a year. when we went inside the walls were covered in blood, there were rotting animals that had been cut open, candles and wax stuck all over the place.

If they even look at you as a lender they can significantly harm your finances or worse.

The point again, teach and charge others for teaching, something that is illegal, then you have deception, plain a simple, if you are wrong and make it a business, you're at risk.You can also read where the FTC can govern transactions of individuals.Knowingly or unknowingly sell a product that is deceptive, defective, causes public harm or suggests illegal activities, they can hammer you.Those in that business might double check their stuff, those getting messed over might begin bringing the matter up to the FTC as the broaden their arena of influence. :) 

Besides the obvious time delay that I would incur if I didn't file now, is there any harm in following the situation in PACER and jumping in if the case moves forward or if the FC proceedings get dropped?

Also, since their services can be very time limited, there is always the issue of the tenant finding suitable employment, keeping said employment, the employer not jerking the tenant around (especially with low income workers, it goes both ways), etc. not to mention whatever other issues, be they family, substance use disorders, disabilities, etc. that could have contributed to them being in need of a high level of services.
