Investor went directly to Listing Agent after I found her a house

Quick question... My wife and I are beginners and need advice about how to handle this situation. We recently found a house for an investor in Denver as a wholesale deal. After she mentioned she was interested in the property, we contacted the owner to put it under contract only to find out she had already contacted the listing agent for the property and put it under contract directly. Now she has a great property to flip that we found for her, and we are left in the cold without a wholesale fee. Do we have legal ground to stand on here? How do we handle this and prevent it from happening in the future? We appreciate any guidance and advice. Thank you.

Any legal ground....absolutely not.  How to prevent it...have the property under contract before sharing it.  Kind of hard to keep listed properties a secret though.
