Looked at Colorado Springs and a few other places, but fell in love with Raleigh for the trees, access to both mountains and beach, and STR does really well here.

In South West Florida, there is the SWFL REIA which in my opinion is a really good group with people that give you access to a lot of valuable information and people you can partner up with.There's also the Collier and Lee County Round table which is a lot more informal and also smaller than the one mentioned above.

It could be an easy fix like this or a bigger problem depending on the factors at play (are the joists accessible, will it mess anything else up if you just jack it up and reinforce, is there water damage or structural damage to the foundation causing the sag instead of just old joists, anything else going on like a supporting wall or posts under the floor, wiring or plumbing runs involved etc.).

I know this is late, but if she is paying rent, she keeps the keys and access to the property, so no a landlord can not rent it if she's still paying rent.
