I'm more interested in investing in/self managing STR properties (Smoky Mountains, etc.) than I am dealing with LTR properties, but I also don't want to shoot myself in the foot and give up something that could see a higher rate of ROI if I just hold onto it for the next couple of years...Anyone have a crystal ball that they care to look into to see if Nashville will be hit with that real estate bubble bursting anytime soon?  

And just to be crystal clear....my intention here is not to advocate for anything other than evaluating every opportunity on a case by case basis.

It is possible that your partner ends up being correct on it being a good investment but without crystal ball I would not forecast it being even an OK investment.I have friends who poke fun at whatever. 

You need to be crystal clear on the process by which repairs are identified, assessed, quoted, verified and paid. 

Begin the eviction process only as a pre-emptive approach to protecting your business, be up front with your tenant by making your expectations crystal clear now.A indivulaes career choice is irrelevant, never show favoritism to any tenant for any reason.

I don't have a crystal ball, personal opinion in the short run and mid run you will see a price adjustments and over supply of inventory in Oakland once these new buildings are finished.
